Mr. Poncia is responsible for the leadership, planning and execution of Aquinas's real estate investment and development business. He is a strategic, action-oriented assertive leader who brings a proven track record of profitably directing real estate development businesses. He has a strong depth of knowledge and talent in all stages of the real estate development process including acquisition, finance, land development/entitlements, building/site work design, construction, and portfolio asset management.
Mr. Poncia has over 30 years of comprehensive experience in developing multiple projects concurrently, including mixed use, brownfield redevelopment, urban infill, retail, office, warehouse/flex, apartment, condominium, and single family/townhouse projects in the greater Philadelphia region. His strong skills in negotiating and closing transactions as well as leading and mentoring a team of managers and analysts have created substantial shareholder value with both commercial and residential projects. Over the recent years, several projects, totaling over two million square feet of office/retail and 2,000 residential units, have ultimately been sold, leased or rented and later been monetized to institutional investors for an aggregate price of over $1 Billion dollars.
Prior to Aquinas, Mr. Poncia served as Senior Vice President, Development Principal for O'Neill Properties Group where he was a member of the executive management team. He was instrumental in strategically positioning O'Neill Properties into becoming a national leader in the innovative redevelopment of Brownfield and Superfund sites. Under his guidance, millions of square feet of abandoned or blighted urban and suburban sites have been converted to fully occupied large scale office, retail and residential developments.
Prior to joining O'Neill, Mr. Poncia was Vice President Director of Development for the DePaul Group, one of the area's leading developers of residential, healthcare, commercial, industrial, and recreational real estate. Mr. Poncia has served as a Project Director with Tornetta Realty Corporation, a major regional real estate developer of office, retail and industrial projects, where he was responsible for overall project planning, organization, direction and control. He has also worked as a design and construction engineer for both public and private firms as well as governmental agencies for building, land development, bridge/highway design and construction projects.

Mr. Poncia holds an MBA in Finance and Investment Management, an MS in Structural Engineering and a BS in Civil Engineering from Drexel University and has completed postgraduate courses in Real Estate in the MBA program at Temple University. Mr. Poncia serves on several boards at a local, county and state level as well as charitable organizations.
